Why Invest:
There is a change to the demographics of new residents, with the younger entrepreneurial influence now becoming apparent along with the continued investment by the older resident looking for a sunny retirement. This all translates into a healthy property investment climate for sales, re-sales and rentals. The best reason for investing in Southern Spain can never change; the weather.

In 2009 the Andalucían Tourist Association are starting a multimillion Euro campaign to promote Andalucía as the rural place to be in Spain, as already mentioned Andalucía is already the third choice overall for tourism in Spain, 3.7 million foreign tourists (14.1% of the total foreigners to visit Spain) and despite the downturn globally this investment opportunity would release the initial capital investment within 5 years given the last 6 years of growth and trading accounts.  This very healthy business, it has all that is needed to continue operating profitably whist the new owner takes over. The current owner will if required, oversee and help the new owners for a maximum of 6 months to enable them to acclimatize themselves not only with the area, but with the ever expanding loyal client base.
Why in these exciting times going forwards does the current owner want to sell? Well he has another project a 72 apartment complex just approved and needs to release his investment in this one to finish the other. It is also worth mentioning that the Andalucían Tourist Association are currently in negotiations with several large international tour operators to put this business on the map as a accommodation complex.

The Area
The Altiplano spreads across a great steppe surrounded by the highest peaks of the Beltic Cordilleras. For a long time it was flooded by a small arm of the sea which went on to become an immense lake of brackish waters. It began to dry up around 100.000 years ago when its waters were taken by the Guadalquivir and Guadiana rivers at its lowest point in the area of the Negratin reservoir. The arid plain of steppes today makes up the whole central part of this territory and is no more than the bottom of what was once the lake in the present, with its aesthetic impact it stands out as one of the most surprising wild semi-desert landscapes in the whole of Europe for its particular unusualness. Through extraordinary richness of its archaeological sites we know that this forgotten corner of Andalucía has been inhabited since time began by a multitude of cultures Palaeolithic Homominids in Orce, Neolithic semi-sedentary herders in Cullar Argar farmers from the Bronze Age in Galera, Ferocious Iberian warriors in Baza and even Medieval Berber tribes in Benamauel.
Composed of a calcareous material very rich in gypsiferous substrates, this ground has the peculiarity of preserving in absolutely prime condition numerous fossil remains of the large prehistoric mammals that then lived on the shores of this great lake, including as in Orce traces of the first hominids to settle on this continent, this ground also has another peculiarity: its soft and fragile nature is very easily dug, and has given rise to the appearance since the Middle ages of an original type of dwellings the “Cave Houses”. Greatly traditional, today they are subjects for magnificent restoration projects as this one is for their use in tourism and offer the visitor some interesting lodging alternatives in a rural setting. Although it is inevitable that one falls for the enchantment and impact of its landscapes, the aridity of the steppe, the lushness of its farmlands or the tranquillity of its Nature Parks, the strongest impressions on the Altiplano are made by its people. Uncomplicated and welcoming one will share with them unforgettable and emotive moments taking part in some of the many local festival calendars, your guests would have the pleasure of dining on the local culinary specialities created with native natural products.

Huescar
The small rural town of Huescar is known as "Cuidad de la Paz" (City of Peace). It sits at an altitude of 953 metres and has a population of less than 9000. Its ancient traditions and folklore are kept alive and the rural lifestyle is that of the authentic Andalucían village. The natural surroundings are picturesque with the stunning backdrop of snow capped mountain peaks in winter and greenery all year round.

Just outside the town there are two purpose built outdoor swimming pools, one is spring water fed into the pool from the mountain streams,  the other (opened in the summer 2008) is a purpose built and well facilitated family pool where all the family can enjoy a swim or simply relax in the sun. Thursday in the village is market day, where the town bursts into life with a real traditional market full of exotic local produce. This is a very social occasion and is a great place to be even if you just sit back with a coffee or a glass of wine, you can soak up the atmosphere and culture whilst watching the world pass you by.

Rural does not have to mean boring! Those of you looking for a more adrenalin filled day out Paragliding, Hang Gliding, off-road quad/motor-biking, 4x4 tours, mountain biking or horse riding/trekking are just some of the things on offer around the area. This is a land of beauty and contrasts where the mountain rocks are quite spectacular, with limestone formations sculpted by the elements and caves in the hillsides. There are many species of pine trees, as well as gall oaks and maples, which are not often found in Andalucía.

As for the fauna, there are wild boar, mountain goats, squirrels, rabbits, hares, foxes and mountain cats, amongst many other species. Eagles and vultures soar the skies, along with a host of other birds of prey and lots of smaller birds, including the much loved Robin. In short, this is a nature lover's paradise and is also extremely popular with photographers who can capture incredible scenes throughout the seasons.

There are many beautiful walks in the area including (for the energetic adventurer) a 70 kilometre hike through the 'Ruta de Las Nieves' (very very beautiful), or walking within the Vidriera pine forest or taking to the Sagra Mountain tracks, the natural beauty here is endless. For those who prefer a gentler walk, there is also the Rodriguez Penalva Municipal Park in the Avenida de Granada among others or just wander around the town and marvel at some of the architecture of old, including the very beautiful ancient church.
